Signing of Tenancy Agreements

Collection of Rents, Bonds etc, lodge bonds with Housing New Zealand

Issue receipts for all monies collected, hold all monies in separate Trust Account which is audited 3 monthly by an independent accountant

Monitor on a daily basis all rent payments to keep arrears at a minimum

Serve notice upon tenants

If arrears occur, the appropriate steps will be taken through the Tenancy Tribunal. The Landlord will be consulted.

If appropriate, do all things necessary to commence and complete eviction proceedings against the Tenant

Re letting at the end of the tenancy

Refund or retain bonds where appropriate

Advertise vacancies

Effect repairs and maintenance up to the Landlords specified limit

Inspect the property regularly and submit a report to the landlord

Pay accounts as directed by the landlord

Organise gardening and lawn mowing as required

Payment to the landlords account all rent monies collected twice monthly

Appear on your behalf for any residential tenancy mediation and tribunal hearings that are required.
