Service and Procedures provided by Ireland Property Management

Property Management means to provide a range of services from casual letting and rent collection to the total management of a property in all respects.

The following outlines the services we provide in our

Property Management Department.

  1. Meet with you to talk about your requirements
  2. View the home and give a written market appraisal ( photographs are taken also)
  3. Advertising of your property on our website, trade me, the Press
  4. Tenant Selection including reference checking, credit reports
  5. Signing of Tenancy Agreements
  6. Collection of Rents, Bonds etc, lodge bonds with Housing New Zealand
  7. Issue receipts for all monies collected, hold all monies in separate Trust Account which is audited 3 monthly by an independent accountant
  8. Monitor on a daily basis all rent payments to keep arrears at a minimum
  9. Serve notice upon tenants
  10. If arrears occur, the appropriate steps will be taken through the Tenancy Tribunal. The Landlord will be consulted.
  11. If appropriate, do all things necessary to commence and complete eviction proceedings against the Tenant
  12. Re letting at the end of the tenancy
  13. Refund or retain bonds where appropriate
  14. Advertise vacancies
  15. Effect repairs and maintenance up to the Landlords specified limit
  16. Inspect the property regularly and submit a report to the landlord
  17. Pay accounts as directed by the landlord
  18. Organise gardening and lawn mowing as required
  19. Payment to the landlords account all rent monies collected twice monthly
  20. Appear on your behalf for any residential tenancy mediation and tribunal hearings that are required.

Being a member of the Real Estate Institute of New Zealand we must abide by their rules and regulations and code of ethics, therefore giving you and your property extra protection.
