If you have seen a property you would like to rent you will need to complete a Tenancy Application Form- it will need to be completed in full so that your application can be processed promptly. Your application will be processed and if you are the successful applicant you will hear from the Property Manager.
If you are the successful applicant, the Property Manager will contact you to arrange an appointment to sign a Tenancy Agreement. At that time, a Tenancy Agreement is signed, you will be required to:
- Pay one week's rent in advance
- Pay the letting fee of one week's rent plus GST
- Pay the bond - usually equivalent to 3 week's rent sometimes 4 weeks depending on the proeprty.
When you move into the property, yourself and the Property Manager, will inspect the property together to check and confirm the condition of the property. An inspection report will be completed by the Property Manager and this will be kept on file. We carry out periodic inspections every 3 months and you will be sent a letter the week prior to your inspection giving notice of the date and time of our visit.
Your Bond
Your bond is held with The Ministry of Housing. The bond is money the tenant pays at the start of the tenancy to cover anything you owe at the end.
Rent Payments
When you sign your tenancy agreement, you will need to complete an ' Authority for Automatic Payments' form. Payment can also be made direct at our office. In accordance with your Tenancy Agreement, rent is due and payable on or before the due date outlined on your Tenancy Agreement. Ireland Property Management has a zero tolerance to rent arrears and failure to pay rent by the due date may result in proceedings.
